When applying for a loan, the buyer submits to the bank a preliminary agreement for the purchase of an apartment with partial finishing and a separate bilateral finishing contract with the contractor.
- After assessing the buyer's solvency, the bank submits a letter of guarantee or credit agreement, with specific amounts: 1) for the purchase of an apartment and 2) separate for the finishing of the apartment.
- The buyer buys an apartment from the developer with partial finishing.
- Contractor with 15 % in advance performs finishing work on the buyer's apartment.
- The contractor receives the consideration directly from the bank after the buyer submits to the bank a deed of performance. If the amount credited by the bank is less than stipulated in the contract, the buyer pays the difference himself.
